Property Developers.

We are engaged by Property Developers from time to time who require additional help in organizing a strategy to submit applications for planning permission for a particular project or an alteration and addition to an original property.

Complexities of some designs or alterations submitted by various Architects can lead to misunderstandings of the project when viewed by the Council. This is due to the fact that not all Councilors on the committees fully understand the project and as a result they can and will reject the project through ignorance.

Having the model or a 3d set of Renderings can avoid the extra expense of having to re–submit designs and therefore avoid unnecessary long delays.

The model can still be used by all parties: Civil, Structural, Earthworks, Planning Engineers, Traffic Engineers and Marketing Estate Agents, giving all of them an opportunity to visualize the finished project. This visualization can be fundamental in saving a great deal of time and money at all stages of the project.

We offer a total turnkey package by the following method which is Modelmaking, 3d Rendering, 3d Animation, making the project much more acceptable and easy to understand by all parties.

Builders.

From time to time we are engaged by builders who wish to submit a set of plans for a project or alteration to a project and in seeking the local Council’s permission these plans can be overturned.

Local Councils in most boroughs do reject many projects simply because the plans look too busy, are not very clear or don’t show the full picture so they are unable to understand the full content of the proposal. Submitting a detailed model or a 3d Rendering showing the heights (RL) of the roof and the dimensions of the building can go a long way to overcome any misunderstanding of the plans.

The model can also be valuable when a complaint is submitted by one of your neighbours as they may want to simply object to such a proposal. However, once the neighbours sees the proposal in an Architectural model and appreciate how minimal the Impact actually is, they are more likely to agree to it. If the Council agree and the local residents are happy you are 99% on your way! Time is saved by not having to submit yet another proposal - thus the model has saved the day.

City Planners

Government departments and City planners require time and patience as they too can be overloaded and if a project or an alteration looks a bit suspect for any reason it is easier and safer for them to simply reject your submission.

The onus is on you to submit the best presentation you can afford. The more simple and uncomplicated the application the better your chance of having your project accepted and passed. If the City planners see you have gone to the trouble of having a model made, plus a 3d Rendering (if required), the more they will be inclined to trust your application and view you as a true professional at your work.

Council Applications

The council sit once or twice a month, some Councils sit every two months depending on their particular situation. Not all Councilors have the skill to read a set of plans correctly and even the best sets of plans can be quite complicated.
Councilors are the gateway between you and your project going through to the next phase and if they do reject your plans the chances are you could end up in court paying large amounts of money just to have a fair hearing for your particular project. These hearings and the sums of money involved will, by comparison, make the cost of a having a model made seem a very worthwhile investment. You and your Architect may have been pouring over the plans for weeks and it’s all as clear as daylight but you are now asking a person from the Council (who may not be qualified in reading your plans) to view the project for the first time and fully understand what it is you and your Architect are proposing. If there are any objections from local residents, (which there are more times than not), then you have can have a battle on your hands. The Model is your key tool in offering back up and clarity of your plans leading to a successful outcome.

3d Renderings and Interior Designers.

Interior designers do a great job together with the Architects and in most cases they offer what is called a “story board”. It is a simple 3d drawing of the interiors and what they will look like. The finish is normally made in markers or crayon. Martin Model Makers have now surpassed this stage and offer a walk through animation or a 3d Rendering. This kind of medium is almost a three dimensional drawing that looks 90 to 99% like the finished article. It can make life so much easier when dealing with any kind of submission, with Councilors, the client, a Co-Worker or even Estate Agent - if only for marketing purposes.
